And other things a REALTOR won’t BUT should tell you! Your house is worth as much as a buyer is willing to pay for it. End of story. REALTORS understand everything you put into this home. We know you brought your babies home to this house. We know all about the holidays, upgrades, landscaping and all that great stuff. But remember the market dictates the value. Any agent worth their salt will have an honest conversation with you. Its only about the numbers. Please do not take it personally. If your home is not priced accordingly — then it is priced wrong. Think about when you buy a car… common knowledge is to buy at the end of the month or year. Same here — price to sell. Buyers WILL NOT make an offer if you are priced to high. It is seen as “unreasonable”. Buyers and other agents have access to ALL the stats. Price your home (with your agents guidence) to sell. The more traffic you push in the door — the more eyes that look at a place… the greater the chance at an offer. And hopefully multiple offers. There are many things that can be negotiated as part of a transaction. Repairs, concessions, dates… so don’t dig your heels in. Statiscally your first offer will be your best and 92% of all buyers begin their search on the Internet. Remember there are memories to be made every day, in every home with everyone. Price and price to sell.
